Monmouth County, floor by floor.

From the river towns of Red Bank and Fair Haven to the shore blocks of Belmar and Spring Lake, Monmouth County is the widest slice of our route and has been for decades. Every town below gets its own page with local detail and a straight cost guide, because that is how we work: specific to the house in front of us.

Red Bank

Expect three-story Victorians and colonials with carpeted staircases and hallway runners, alongside newer condo buildings near the train station where wall-to-wall carpet is standard. Older homes here frequently hide salvageable hardwood beneath worn broadloom.

Asbury Park

Much of the stock is pre-war two- and three-story homes that have been split into units or restored, alongside newer condos near the waterfront. Carpeted stairs, hallway runners, and area rugs over old hardwood are the norm.

Long Branch

Oceanfront condo buildings mean wall-to-wall carpet in units and long carpeted corridors, while Elberon and the West End hold larger older homes with staircases, runners, and original hardwood. Two-family homes near Broadway turn over tenants regularly.

Freehold

Township developments built from the 1980s onward almost universally carry carpeted second floors, carpeted stairs, and finished basements, while borough homes near Main Street are older two-stories with hardwood and area rugs. Both sides keep carpet working hard.

Middletown

Split-levels dominate many neighborhoods, and their short staircases between levels are the wear points that show traffic faster than any room. Bayshore sections like Belford and Port Monmouth add capes and smaller homes where humidity off Raritan Bay is a constant.

Manalapan

Development colonials from the 1980s through the 2000s carry carpeted second floors, staircases, and finished basements, while adult communities like Covered Bridge feature single-level living with wall-to-wall carpet throughout. Both layouts wear carpet in predictable spots: stairs and hallways in the colonials, main living paths in the single-levels.

Belmar

Shore bungalows and rental properties here favor durable carpet and vinyl that can survive sandy feet and tenant turnover. Post-Sandy rebuilds brought newer flooring into much of town, but rental-unit carpet still absorbs a full season of abuse every single year.

Neptune

Ocean Grove's Victorians hold original hardwood, older rugs, and wool runners that demand careful handling, while the township's mid-century homes carry conventional wall-to-wall carpet. Shark River Hills adds riverside humidity to the equation.

Howell

The housing stock leans split-level and colonial, with carpeted bedrooms, carpeted stairs, and a high rate of finished basements. Larger lots mean yards, and yards mean more dirt, grass, and pet traffic crossing the carpet daily.

Holmdel

Large Holmdel homes commonly carry carpeted upstairs bedrooms, long second-floor hallways, curved or double staircases, and finished basements. Higher-end builds also mean more wool carpet, designer rugs, and flooring that owners want maintained rather than replaced.

Marlboro

The dominant housing stock is 1980s-to-2000s colonials with fully carpeted second floors, carpeted staircases, and finished basements that serve as playrooms and home gyms. That is three layers of carpet wear in a single house.

Eatontown

Postwar single-family homes here carry original or once-replaced wall-to-wall carpet, while the borough's many apartment and townhome complexes generate a constant cycle of move-in and move-out cleanings. Commercial spaces along the Route 35 corridor add office carpet to the mix.

Colts Neck

Most of Colts Neck sits on lots of an acre or more, with custom colonials, estate homes, and working horse farms making up the housing stock. That translates to large carpeted square footage, long staircases, finished basements, and a high share of wool and natural-fiber carpet that harsh cleaning chemistry can ruin.

Wall Township

Wall is dominated by postwar ranches and split-levels in older sections like Allenwood, Glendola, and West Belmar, plus larger colonials in developments built from the 1980s onward. Split-levels concentrate wall-to-wall carpet on half-staircases and bedroom levels, which is where most of the township's carpet wear shows up.

Tinton Falls

A large share of Tinton Falls housing is attached: townhouse and condo communities with carpeted stairs and upper levels, alongside single-family subdivisions and the big Seabrook senior community. Builder-grade carpet from the 1990s and 2000s is everywhere, and it grays out in traffic lanes earlier than denser modern carpet.

Rumson

Many Rumson homes date to the late 1800s and early 1900s, with original hardwood under later carpet and plaster-era construction that rewards careful, low-moisture work. Newer waterfront builds add wide-plank flooring and high-end wall-to-wall, often wool.

Spring Lake

The core of Spring Lake's housing is Victorian-era and shingle-style homes, many fully renovated, with formal staircases, large bedroom counts, and a mix of original hardwood, wool carpet, and high-end runners. Newer custom rebuilds carry the same scale and the same finish quality.

Sea Girt

Sea Girt's stock is now dominated by large custom homes and substantial renovations, many built in the last 25 years on lots where smaller cottages once stood. That means newer hardwood on main levels, high-end wall-to-wall in bedrooms, and a meaningful share of homes that sit empty in the off-season.

Bradley Beach

The housing stock is compact: early-1900s bungalows, two-family homes, and condo conversions on small lots, with a high share operating as summer rentals. Smaller rooms and short staircases keep jobs quick, but turnover keeps them frequent.

Keyport

Keyport's housing stock is among the oldest on the Bayshore, heavy on Victorians, colonials, and two-story frame houses from the late 1800s and early 1900s on compact lots. Original hardwood is common under existing carpet, and bayfront blocks rebuilt after Sandy made waterproof vinyl the ground-floor standard.

Hazlet

The dominant housing type is the 1950s and 60s split-level or ranch, with newer townhome pockets near the train station. Split-levels concentrate wall-to-wall carpet on stairs and upper levels, and many homes still have original hardwood hiding under bedroom carpet.

Matawan

Matawan mixes Victorian and early-1900s homes around the Main Street historic district with mid-century capes, ranches, and colonials in the lake neighborhoods. Older homes carry original hardwood and narrow staircases, while postwar blocks lean on wall-to-wall carpet in bedrooms and finished basements.

Shrewsbury

Shrewsbury's housing is mostly single-family colonials and capes from the mid-1900s onward, with a cluster of older homes near the Four Corners historic district. Formal living rooms, carpeted bedroom levels, and original or high-quality hardwood are the norm rather than the exception.

Fair Haven

Most Fair Haven homes are older cottages, capes, and colonials on walkable lots, many expanded or renovated, with original hardwood common and carpet concentrated on stairs and bedroom levels. Mudroom additions are popular here for good reason.
