Home turf. After Effects is based in Barnegat, so Ocean County jobs get the shortest drive and the fastest scheduling, from Waretown up through Toms River, Brick and the Point. Every town below gets its own page with local detail and a straight cost guide, because that is how we work: specific to the house in front of us.
Waretown
Housing splits between the golf-course homes of Greenbriar Oceanaire, older capes and ranches along the Route 9 corridor, and bayfront lagoon homes near the municipal dock. The Greenbriar homes carry a lot of original builder-grade carpet now reaching the 15 to 25 year mark.
Toms River
Expect 1950s and 60s capes and ranches in Silverton and East Dover, larger colonial developments in North Dover, and acre after acre of carpeted single-story retirement homes in Holiday City and Silver Ridge. The bayfront sections add lagoon humidity to the mix.
Lakewood
The stock runs from older capes near Lake Carasaljo to block after block of new duplexes and large single-family homes built for big families. New construction means a lot of builder-grade carpet plus the fine drywall dust that settles deep into it during the first year.
Brick
The core stock is 1950s through 70s ranches, capes, and split-levels, plus lagoon homes that were elevated post-Sandy. Rebuilt homes commonly run vinyl plank on the entry level and carpet upstairs, while untouched originals still carry decades-old wall-to-wall.
Point Pleasant
Most of the stock is 1950s and 60s capes and ranches, many with original oak strip flooring hiding under decades-old carpet, plus lagoon homes along Beaver Dam Creek. Summer guests and beach traffic put seasonal spikes of wear on small footprints.
Seaside Heights
The stock is compact bungalows, stacked duplexes, and seasonal rental units, with a smaller core of year-round homes. High turnover means floors get judged by every new set of guests, and worn carpet shows up in reviews.
Barnegat
The dominant stock is single-story 55+ homes from the 90s and 2000s build-out, much of it still carrying original builder-grade carpet now 15 to 25 years old. Older capes and ranches sit along East Bay Avenue and the bayfront blocks near the dock.
